Coachmans Trl Covenants
The "Property Owners Rules and Regulations" covers your rights, obligations and responsibilities under this form of property ownership.
Please review and familiarize yourself with these rules and regulations and the "Declarations" and "By Laws" of the Coachmans Trail Property Owners Association (POA). This information applies to both property owners and residents.
Pay particular attention to the following items:
Annual assessments are due by Oct 1 of each year. A late charge is assessed on ALL late payments.
All variances must be approved by the Board of Directors. When in doubt we encourage you to submit a request.
Our roads are narrow, please park with respect to your neighbors.
While we love all animals, please respect your neighbors property and clean up as needed.
Privacy MUST be respected. Mutual courtesy extended.

These covenants are applied to the property regardless of owner and can be changed with a vote of the community. They do not apply to surrounding properties that might become a development.
The POA Board has the right to fine, assess damages and prosecute any violations of the Covenants and Restrictions.
If agreement over a violation in court-of-law is reached, it does not apply to other properties or future interpretation of covenants and restrictions.
This is a residential neighborhood and each lot is intended for a single-family, two story home with a two-car, attached or basement, garage. An underground pool is allowed. Satellite dishes are not allowed at this time since cable is available.
Lots cannot be further divided.
No business that impacts a neighbor is allowed. Don't annoy or be a nuisance to your neighbors. You are not allowed livestock including chickens. Dogs and cats need to stay on our property and cannot be kept, bred or maintained for commercial or monetary purposes.
You can't have a trailer, basement, tent, shack, garage or other outbuilding used as a residence, either temporary or permanent. Specifically, you cannot have a mobile home on your property. If you have a camp trailer or portable camping equipment it needs to be in the garage or fenced utility yard not visible from the street or adjacent property. In addition, no trucks larger than one-ton should be parked on your property. If you have a car parked outside, it needs to be operable, licensed and regularly used.
Buildings need to be offset 20 feet from the front of the road and 10 feet from side or back lot lines. Porches, eaves and overhangs are exempt.
No signs are allowed in the yard except for a For Sale sign that is roughly 1.5' x 1.5'.
All lots have a 7.5" easement along lot lines for utilities and drainage. The utility companies cannot be held liable for any damage to shrubbery, bushes, trees, etc.
You cannot use your property as a dumping ground for rubbish, ie waste or litter. All trash and garbage needs to be kept in a trash can or recycling bin. If you have an incinerator or other disposal device, it needs to work and kept clean. Fuel tanks and swimming pools need to be below ground. No outdoor clothes lines are permitted.
Grass and weeds need to be trimmed so they are not unsightly or unsanitary. It is your responsibility and at your expense to maintain.
Fences of all types, planted shrubs or walls between the street and home are not allowed without the approval of the POA Board. Specific consideration is given if they impact the view from the street, your neighbors view, or are a safety hazard to pedestrians or traffic.
No structures or additions may be built until the plans have been submitted and approved by the POA Board. Plans need to include placement on the property, elevation and material details. The POA Board has final authority over building materials in all regards. In addition, you will need to roughly mark your property with stakes to be easily identifiable by the POA Board for review. There is no clear cutting allowed. All trees, stumps and shrubbery intended to be removed for the need to be marked prior to construction on a garage or addition begins.
Coachman Trl roads are private and until they have been accepted for maintenance by NCDOT, all property owners are responsible for their portion of payment for maintenance. That maintenance is determined by total cost divided by the number of properties in the neighborhood. If you do not pay your share you may be fined or a lien placed against your property.
If you are doing work that has been approved by the board to your property, it must be completed within 12mos.
All outdoor work including construction, landscaping and clean-up must be completed within 12mos.
Coachmans Trl contracted Duke Power (now Duke Energy) and other providers to install street lights, underground power and other utilities. Property owners are responsible for payment for these services.
A POA has been created and has the power to enforce these Covenants and Restrictions. Each property owner is responsible for their portion of what is required to maintain this neighborhood including road maintenance and common community areas, ie signage, drainange, etc.

Amended Restrictive Agreement - May 2022
Whole home Short Term Rentals (STR), ie less th an 30 days, are not allowed.
Violations of STR Restriction will result in fines of up to $250 per day or equal to that of the daily rent, whichever is higher.
